Zillow's own research puts numbers on it. A listing saved by five or more buyers a day typically has an accepted offer inside a week. One averaging ten or more saves a day tends to sell above its list price. The engagement is not a reward for pricing well. It is what produces the price. That research is public too.
Which means the fourteen days after your home goes public are not a soft opening while the market warms up. They are settled largely before anyone writes an offer, and what settles them is the first photograph and the first sentence.
Most listing descriptions open with a greeting, a bedroom count and a run of adjectives, and bury the actual reason to live there in a list around paragraph four. That structure is inherited, not lazy. It is how copy was written when the audience was other agents reading a printed book. The audience changed. The copy did not.
