Before the sign goes up

Some of the best of it never reaches this page.

208 Craggy Rock sold this summer for $1,675,000 without a sign, a showing or a listing, to a buyer who was already on a short list we keep. We hold that list by community and by price band, and we call it before anything goes public.

It is not a property alert and it is not a newsletter. It is a list we call.

Case Study

One week at Glassy.

We listed 130 Stony Road, brought the buyer ourselves, and it was under contract in seven days. The buyer was known before the sign went in, which is what happens when you work these two mountains every week instead of visiting them. Down the road at 208 Craggy Rock, the house sold privately and never reached the market at all.

Read the case study

That was one of five. Between June and September 2026 five homes closed inside The Cliffs at Glassy with us on all five, $9,865,000 between them. The one worth reading is 605 Raven Road, which spent three hundred and three days on the market with another firm across four price cuts before the owners called us, and closed sixty-six days after we relisted it. We published the whole record, including the one forecast we got wrong.

The Part Nobody Publishes

What a Cliffs membership actually costs.

Most sites tell you to call the club. The Cliffs publishes its schedule, so here are the real numbers. Two memberships are still sold. Every other category you will read about online has been eliminated.

Wellness centers, Beach Club, Lake Club, racquet, dining, marina, equestrian and trails. Everything except the courses and the range.

Two things worth knowing before you tour.

Initiation is due with the application, not at closing, which catches people budgeting it into a loan. And Full Golf members are exempt from the food and beverage minimum while Active members are not, so the cheaper membership carries a spending obligation the expensive one does not.

One Membership, Seven Courses

The reciprocal is the actual product.

A Full Golf member at Cliffs Valley can play Keowee Springs on a Thursday and Mountain Park on a Saturday without paying to walk on. Three designers of national name recognition across a twenty-year build.

Considering The Cliffs

We know these gates from the inside.

Before you tour a single home, a conversation sorts out which of the seven fits the life you are actually building, which ridges hold value, and what the membership math means for your number. No pitch.
